Fixed-fee pricing, published in full

A fixed monthly fee between PHP 1,500 and PHP 4,000 per property. No percentage commission, no mark-up on repairs, no hidden coordination fees. Everything we charge is on this page.

How much does Amuma Properties charge? A fixed monthly management fee of PHP 1,500 to PHP 4,000 per property, set by unit size and scope of work, with no percentage of rental revenue at any level. Your exact fee is agreed in writing before you sign and does not change without your agreement. Cleaning is billed per turnover at cost (PHP 650 studio, PHP 750 one-bedroom, PHP 950 two-bedroom, PHP 1,050 three-bedroom). Repairs and supplies are billed at cost with receipts and no mark-up. A one-time refundable PHP 5,000 expense deposit covers day-to-day supplies. Owner approval is required before any expense above PHP 3,000, except emergencies.

Typical commission model

15–20% of gross booking revenue

Under a commission model, the fee rises every time your unit earns more — even when the operational work is identical. A fully booked month costs you more to manage than a quiet one, for the same number of turnovers and the same number of guest messages.

Worked example. A studio earning PHP 50,000 in a month costs PHP 7,500–10,000 under commission, versus a PHP 2,000 fixed fee with Amuma. Over twelve months that is PHP 66,000–96,000 of difference on a single unit.

Break-even depends on your fee: a PHP 1,500 unit beats a 15% commission from about PHP 10,000 of monthly revenue, a PHP 4,000 unit from about PHP 26,700. Above that, the fixed fee wins — and the gap compounds every month.

“You keep” is the range between the smallest saving (15% commission against our highest fee) and the largest (20% commission against our lowest). Figures are illustrative and exclude cleaning, repairs, and supplies, which are pass-through costs under either model.

Pricing questions

The awkward questions, answered

What decides whether my fee is PHP 1,500 or PHP 4,000?

Mostly unit size and how much work the unit needs. A studio with a simple turnover sits at the lower end; a two-bedroom with more rooms to clean, more furniture to maintain, and more guest questions sits at the upper end. Units needing heavier coordination — ongoing repairs, restoration, or a difficult building — also sit higher. You get the exact figure in writing at your free assessment, before you commit to anything, and it stays fixed unless you and we both agree to change it.

Why publish a range instead of one number?

Because one number would be untrue for most units, and we would rather show you the real spread than quote a headline figure and revise it later. What does not vary is the structure: it is a fixed peso amount, it is agreed before you sign, and it is never a percentage of what your unit earns.

Are there lock-in contracts or exit fees?

No. We work on a rolling monthly basis with 30 days’ notice on either side and no exit penalty. Your refundable deposit balance is returned once the final statement is settled. If we are not earning your business every month, you should be free to leave.

Do you mark up repairs or take vendor commissions?

No. Repairs and materials are billed at cost with the original receipt attached in your portal. We do not accept commissions from vendors, because that would give us a reason to prefer expensive ones.

Is the fee charged even in a month with no bookings?

Yes, because the work continues: the listing still needs maintaining, the unit still needs visiting, and guests still need answering. That is also the honest trade-off of a fixed fee — it is predictable in both directions. In a strong month it costs you far less than a commission would; in an empty one it costs you more.

What if I have several units?

The fee is per property, so three units means three fees. Talk to us if you are bringing a portfolio — we will tell you honestly whether we have the capacity to take it on at our standard, and we would rather decline than over-commit.

How and when do I get paid?

Payouts follow the platform schedules for Airbnb and Booking.com. Your monthly statement reconciles gross revenue, platform fees, cleaning, repairs, and the management fee, so the net figure is traceable line by line.
