Information on this site, including income figures, occupancy ranges, nightly rates, and cost comparisons, is provided for general guidance. It describes our current managed portfolio or illustrative scenarios and is not a forecast, guarantee, or offer in respect of any other property. Actual results depend on the building, unit condition, location, pricing, seasonality, platform policies, and market conditions. Nothing on this site constitutes financial, investment, tax, or legal advice.
Pricing
Published fees, including the PHP 5,000 monthly management fee and cleaning rates, are current as at the date of publication and may change. The fees that apply to you are those in your signed management agreement, which prevails over this website in the event of any conflict.
Services
The scope of management services is defined in the individual management agreement. We reserve the right to decline any property, including where the condominium corporation restricts short-term letting, where the property falls outside our service area, or where we lack capacity to meet our service standards.
Intellectual property
All content on this site, including text, layout, graphics, and photographs, is owned by Amuma Properties or used with permission, and may not be reproduced without written consent. Property photographs remain the property of their respective owners.
Third-party links
This site links to third-party sites including Airbnb and Booking.com. We are not responsible for their content, policies, or practices.
Liability
To the fullest extent permitted by Philippine law, we are not liable for any loss arising from reliance on information on this site. Nothing in these terms excludes liability that cannot lawfully be excluded.
Governing law
These terms are governed by the laws of the Republic of the Philippines, and the courts of [Cebu City] have exclusive jurisdiction.
